Investment approach
The Compass Key Method
Clarity before commitment. Before you put capital into a UAE property, you should see the numbers, and hear an honest view on whether the deal deserves your money.
I work for you: not a developer, not a sales target. If a listing isn't right for you, I'll say so, even if it costs me the deal. Every recommendation goes through the same five checks, not a headline stat.
The five checks
- Price. What comparable units actually sold for, per Dubai Land Department records, not the asking price.
- Returns. Net yield after service charges, vacancy and management. For off-plan, the payment plan set against your cash flow.
- Risk. The developer's delivery record, the project's escrow status, and the supply arriving in the same area.
- Exit. Who buys this unit from you in five years, and at what realistic price.
- My view: buy, watch, or pass. If the numbers don't work, I'll tell you not to buy.
How a Compass Key Brief is built
Send me any UAE property, by link or name. I run it through the five checks using sourced, dated figures and send you a short brief with the numbers and my recommendation. There is no obligation.
Why this approach
In UAE real estate since 2018, with a decade of experience across banking sales and senior management behind me, I read the cash flow before the brochure. That is the discipline behind every brief.
The Compass Key Brief
Send me any UAE property and I'll run the numbers: price, returns, risk, exit, my view. You can also run your own numbers on the ROI Calculator.
Figures are sourced and dated. This is property analysis, not financial advice.
