Before You Buy

The costs investors forget before they calculate yield

Registration fees and service charges turn a 7.0% gross yield into 5.66% in the worked example below. Mortgage fees would lower it further. Here is what the Dubai Land Department lists.

The number on the brochure is gross

A listing shows rent divided by price. An investment decision needs income after costs, divided by everything you actually paid. The gap between the two is where most disappointed investors find their surprise.

What you pay to register the purchase

The Dubai Land Department's sale registration page lists a fee of 2% of the sale value for the seller and 2% of the sale value for the buyer. It also lists fixed fees (AED 250 for the title deed certificate, AED 250 for villas and apartments, AED 10 knowledge fee, AED 10 innovation fee, and map fees) and a service partner fee of AED 4,000 plus VAT when the sale value is AED 500,000 or more, or AED 2,000 plus VAT below that. Your contract says who bears each fee, so read it before you count them.[1]

What you pay if you borrow

The mortgage registration page lists 0.25% of the mortgage value, AED 250 for the title deed, AED 10 knowledge and AED 10 innovation fees for each drawing, and a service partner fee of AED 4,000 plus VAT. For provisional-sale (Oqood) properties the service partner fee is AED 5,000 plus VAT.[2]

What you keep paying: service charges

Under Article 16(b) of Law No. 6 of 2019, the owner is liable for the service and usage charges of jointly owned property, unless the lease says otherwise. The Dubai Land Department states that an owner is not discharged if the tenant fails to pay, and that unpaid charges can end with the unit being sold to settle them.[3]

RERA's Service Charge Index lets you look up the approved charges by project, property use and year. Check it before you price a unit, not after.[4]

What it does to a yield: an illustration

This is a made-up property to show the arithmetic, not a real listing. Price AED 1,000,000. Annual rent AED 70,000. Annual service charge AED 12,000. Acquisition cost includes one 2% registration fee (AED 20,000) and the AED 4,000 service partner fee, before VAT and the small fixed fees.

Vacancy, management fees and repairs are not in this table. Each of them lowers the last line further.

Before you commit

  • Ask for the service charge history of the building, and check it against the RERA index.
  • Ask in writing who pays each registration fee.
  • Recalculate the yield on total cost, not on price.
  • Add a vacancy allowance and a management cost of your own, and state them.
