What it is
Yas Island is Abu Dhabi's main leisure and entertainment destination. Its anchors include Yas Marina Circuit, home of the Abu Dhabi Grand Prix, along with Ferrari World, Yas Waterworld, Warner Bros. World, SeaWorld, Etihad Arena, Yas Mall, Yas Links golf course and Yas Beach. Around these sit residential communities developed largely by Aldar, from apartments to villas and townhouses. It is an investment zone open to foreign ownership.
Who buys here
Families buying villas and townhouses to live in, investors buying apartments for rental demand from people working in leisure and hospitality, and overseas buyers.
Things to consider
- Major events at the circuit and arenas bring traffic and noise on event days.
- New communities are still being launched alongside completed ones. Check ready versus off-plan status.
- Service charges need DMT approval. Ask for the approved rate.
- Holiday home letting needs a licence from the Department of Culture and Tourism.
My view, October 2026
Yas nearly doubled its sales value in the first half, a strong result though slower than Abu Dhabi's growth as a whole. As an established island with many existing communities, it has more resale evidence than the newest islands. The growth here sits on a wider base than the launch-led areas.
