What it is
Al Ramhan Island, branded Ramhan Island by its developer Eagle Hills, is a naturally formed island of bays and mangrove landscapes. It sits within a short drive of Yas Island, Saadiyat Island, Zayed International Airport and the Sheikh Zayed Grand Mosque. Eagle Hills plans it as a low-density community with a marina and beachfront villas, so it is quieter and more private than the busier leisure islands.
Who buys here
Mainly buyers of beachfront villas: end users who want a private, low-density setting close to the leisure and cultural islands, and investors buying into a newer master plan at an early stage. It suits buyers who value space and water access over walking distance to shops and restaurants.
Things to consider
- This is a newer master plan, so check handover timing and the payment plan for each phase.
- Confirm investment-zone (foreign ownership) status for the specific plot with ADREC or the developer before committing.
- Service charges need DMT approval. Ask for the approved rate.
- With little resale history, there is limited transaction evidence to test prices against.
My view, October 2026
ADREC hasn't published a comparison with last year, so I can't say whether sales here are rising or falling. What the data does show is a place in Abu Dhabi's leading areas by value in the first half. Until there's a trend, I'd read that as one strong period, not a direction.
