Palm Jebel Ali

Nakheel's second palm island on Dubai's southern coast, much larger than Palm Jumeirah, now under construction, where every sale so far has been off-plan.

What it is

Palm Jebel Ali is Nakheel's second palm island, part of a new growth corridor in the Jebel Ali area on Dubai's southern coastline. Nakheel's revised master plan makes it much larger than Palm Jumeirah, built around beachside living with a large number of hotels and resorts. Villa construction contracts have been awarded and building is under way. Dubai's freehold regulation names it for ownership by non-nationals.

Who buys here

Investors and end users buying off-plan villas on payment plans, many of them buyers who know Palm Jumeirah and want a similar address at an earlier stage. Overseas buyers are prominent. There are no completed homes yet, so there are no resident communities or resale buyers.

Things to consider

  • Everything is off-plan. Check the escrow account, registration and payment plan against construction milestones.
  • Handover is still some way off, so your money is tied up before any rental income.
  • It is far from central Dubai, so check commute times to where you work.
  • With no completed homes, there is no resale market yet to test prices against.

My view, October 2026

Every sale here is off-plan, with no record from last year to compare against. Third-quarter sales were higher than the whole first half while the Dubai market was falling, which is demand driven by launches, not resale. Until homes are delivered, there is no resale market to test prices against.
