What it is

Hudayriyat Island sits just off the southwest coast of Abu Dhabi city, opposite Al Bateen, and is linked to the mainland by the Hudayriyat Bridge. Modon is planning and developing it as a destination for sport, wellness and outdoor living. Its anchors include Surf Abu Dhabi, Velodrome Abu Dhabi, the Marsana waterfront, Circuit X, public beaches and a long cycling network. Homes range from completed communities to plots and villas still being built.

Who buys here

Families and end users who want an active, outdoor lifestyle close to the city, and investors buying into a master plan still in its growth stage. Modon offers freehold to all nationalities, so overseas buyers are a significant part of demand.

Things to consider

  • Many homes are still under construction. Check handover timing and the payment plan against construction progress.
  • Construction will continue across the island for some time.
  • Access is by bridge from Al Bateen, so check your route to work.
  • Service charges in Abu Dhabi jointly owned property need DMT approval. Ask for the approved rate.

My view, October 2026

Hudayriyat led Abu Dhabi by sales value in the first half, after growing many times over on last year. That much concentration in one island, with many homes still to be handed over, means the figures reflect launches as much as settled demand. I would read the growth as momentum, not proof of resale value.
