What it is
Ghadeer Al Tayr lies in Ghantoot on the Arabian Gulf coast, roughly halfway between Abu Dhabi and Dubai. Abu Dhabi's Department of Municipalities and Transport refers to it alongside Al Jurf. Developer IMKAN is building a large coastal master plan here along the shoreline, centred on beachfront homes and a wellness resort. It is far from either city centre, so it suits buyers who want space and coast over urban convenience.
Who buys here
Buyers who want a coastal home between Abu Dhabi and Dubai, from either emirate, and who value beach and space over city access. Second-home buyers and investors buying into a master plan at an early stage make up much of the rest.
Things to consider
- It is a long drive to central Abu Dhabi and Dubai, so check daily travel.
- Much of the master plan is still being built. Check handover timing for each phase.
- More than one developer may be active in the wider area. Confirm which master plan a home sits in.
- Confirm investment-zone (foreign ownership) status for the specific home with ADREC or the developer before committing.
- Service charges need DMT approval. Ask for the approved rate.
My view, October 2026
ADREC hasn't published a comparison with last year, so I can't say whether sales are rising or falling here. It made Abu Dhabi's leading areas by value in the first half. Until a trend is published, I'd read that as one strong period, not a proven direction.
