What it is
Al Fahid Island, now branded Fahid Island by Aldar, lies between Yas Island and Saadiyat Island beside Sheikh Khalifa bin Zayed Highway. Aldar acquired the island and unveiled a master plan positioning it as a wellness destination, with beachfront along one side and mangrove forests along the other. Pedestrian bridges link parts of the island internally. It is a recent launch, so homes here are off-plan.
Who buys here
Investors and end users buying off-plan homes in a new master plan, attracted by the wellness positioning and the location between the established leisure island of Yas and the cultural island of Saadiyat. It suits buyers prepared to wait for handover in exchange for an early position.
Things to consider
- All homes are off-plan. Check the payment plan and handover timing against construction progress.
- Confirm investment-zone (foreign ownership) status with ADREC or the developer before committing.
- Construction will continue across the island for years.
- Service charges need DMT approval. Ask for the approved rate.
My view, October 2026
ADREC hasn't published a comparison with last year, so the direction of sales can't be read from official data yet. The island reached Abu Dhabi's leading areas by value in the first half on new launches alone. That is a measure of launch demand, not of resale value, because no homes have been delivered.
