Dubai Maritime City

A government-backed maritime peninsula next to Mina Rashid, mixing maritime business, homes and leisure, where nearly all recent sales have been off-plan.

What it is

Dubai Maritime City is a man-made peninsula next to the Mina Rashid area. It was created by Dubai law as a purpose-built maritime centre, and is now overseen by the Dubai Maritime Authority. It is a mixed-use district combining maritime industry and offices with residential and leisure space. Infrastructure for its residential and commercial phases has been laid so that sub-developers can build, and much of the housing is still new or under construction.

Who buys here

Mostly investors buying off-plan apartments on payment plans, drawn by waterfront positioning close to old Dubai and the Mina Rashid area. Some buyers work in maritime and port businesses nearby. Families are fewer for now, because the residential side of the district is still filling in around them.

Things to consider

  • Nearly all recent sales are off-plan. Check each project's escrow account, registration and payment plan.
  • It is a working maritime district, so expect industrial and port activity nearby.
  • Confirm the ownership terms for the specific plot with DLD before committing.
  • Much of the area is still being built, so services and retail are still filling in.

My view, October 2026

Sales have dropped sharply this year, and the third-quarter fall is the steepest of the areas I track. Nearly all deals are off-plan, so activity depends on new launches. That dependence is the first thing to weigh here.
