Dubai Marina
Emaar's waterfront district of towers around a man-made marina, with a promenade, tram stops and a mature resale market where most sales are ready homes.
What it is
Dubai Marina is one of Emaar's earliest waterfront master plans, built around a man-made marina with towers on both sides. Life centres on Dubai Marina Walk, a waterfront promenade lined with cafés and restaurants, along with Dubai Marina Mall, Pier 7 and the Dubai Marina Yacht Club. Dubai Tram stops run through the district. It is one of the areas Dubai's freehold regulation names for ownership by non-nationals.
Who buys here
Investors after rental demand from young professionals, and end users who want waterfront living with transport close by. It draws a large share of overseas buyers and short-stay landlords. Families who need more space usually look at villa communities instead.
Things to consider
- It is a mature area, so building age and upkeep vary. Check each tower's maintenance record and its RERA-approved service charge.
- Short-stay letting needs a holiday home permit from Dubai's Department of Economy and Tourism.
- Roads around the Marina get congested at peak times. Dubai Tram stops serve the district.
- Few new launches here, so value depends on resale demand.
My view, October 2026
Sales have fallen further than the Dubai average this year, in both the first half and the third quarter. The great majority of deals are ready homes in an established district, so the slowdown here is resale demand, not a gap in new launches. In a mature area like this, price evidence comes from real resales, and right now there are fewer of them.
