Dubai Islands
Nakheel's island master plan off Dubai's northern coast near the airport, with beaches, resorts and marinas planned, where every recorded sale this year has been off-plan.
What it is
Dubai Islands, formerly known as Deira Islands, is a Nakheel master plan of man-made islands off Dubai's northern coastline, a short distance from Dubai International Airport. The plan centres on beaches, including a Blue Flag certified beach, resorts and hotels, marinas and golf. Bridges will connect the islands to the mainland via the Al Shindagha Corridor. Infrastructure contracts are still being awarded, so this is an area in the early stage of development.
Who buys here
Mostly investors buying off-plan on payment plans, attracted by beachfront positioning close to the airport and old Dubai. Overseas buyers are prominent. End users are fewer for now, because most homes are not yet built. Once homes are delivered, the buyer mix will be easier to read from resale activity.
Things to consider
- Every recorded sale this year has been off-plan. Check each project's escrow account, registration and payment plan.
- Large parts of the master plan, including island infrastructure and bridge links, are still under construction.
- Confirm the ownership terms for the specific plot with DLD before committing.
- With no resale history yet, there is little transaction evidence to test prices against.
My view, October 2026
Every recorded sale here this year has been off-plan. Strong growth in the first half gave way to a third-quarter fall in line with the wider Dubai market. With no resale record yet, launch pricing is the only benchmark, and that is the main pricing risk.
