Dubai Hills Estate

Emaar and Meraas's green master plan around a championship golf course and Dubai Hills Park, with villas, townhouses and apartments in a family-led community.

What it is

Dubai Hills Estate is a joint venture between Emaar and Meraas within Mohammed bin Rashid City, with road access from Al Khail Road and Umm Suqeim Street. Emaar calls it "the green heart of Dubai". It is built around a championship golf course and Dubai Hills Park, with Dubai Hills Mall as its retail centre. Housing ranges from villas and townhouses on landscaped streets to apartment buildings near the mall and the park.

Who buys here

Mainly families buying villas and townhouses to live in, plus investors buying apartments near the mall and the park for rental demand. Many buyers move here from other parts of Dubai for more space and greenery. Overseas buyers are active in the apartment segment.

Things to consider

  • Access is mainly by road from Al Khail Road and Umm Suqeim Street, so check your commute at peak hours.
  • Villas and apartments behave like different markets here. Compare like with like.
  • Service charges differ between villa communities and apartment buildings. Check the RERA-approved rates.
  • Some phases are still being built, so expect construction nearby in newer parts.

My view, October 2026

Dubai Hills moved roughly in line with the Dubai market in the first half, then fell harder than the market in the third quarter. Sales are split between ready homes and off-plan, with ready homes the larger share lately. A swing that sharp means the recent pace of sales alone isn't a reliable guide here, so I would look at deals for the specific home type, not the area average.
