Dubai Creek Harbour

Emaar's waterfront district on Dubai Creek beside Ras Al Khor Wildlife Sanctuary, close to Downtown and the airport, where most sales are off-plan and phases are still rising.

What it is

Dubai Creek Harbour is an Emaar master plan on the Dubai Creek shoreline, next to the Ras Al Khor Wildlife Sanctuary, a protected wetland known for its flamingos. Emaar places it a short drive from Downtown Dubai and Dubai International Airport. It is a mixed-use waterfront district of residential towers, offices and shops, with the Creek Beach promenade as a public focus. Much of it is still being built in phases.

Who buys here

Investors buying off-plan on payment plans, and end users who want a waterfront home near the city centre and the airport. It draws overseas buyers looking for a newer district at an earlier stage. Families buy here, though the area is mostly apartments.

Things to consider

  • Most current sales are off-plan, so check each project's escrow account, registration and payment plan against construction progress.
  • A Dubai Metro Blue Line station is planned for the area. Until it opens, access is by road.
  • Construction will continue around finished buildings for some time.
  • Check the expected service charge for each building against DLD's Service Charge Index.

My view, October 2026

This is one of the few guide areas that grew in the first half, and its third-quarter fall was much smaller than Dubai's as a whole. Most deals are off-plan, so the figures reflect developer launches as much as resale demand. Read its resilience with that in mind.
