Downtown Dubai

Emaar's city centre around Burj Khalifa and The Dubai Mall, with high-rise apartments, a busy boulevard and Metro access, where most of today's sales are ready homes.

What it is

Downtown Dubai is Emaar's master-planned centre, set between Sheikh Zayed Road and Financial Centre Road. It is built around its landmarks: Burj Khalifa, The Dubai Mall and The Dubai Fountain, with Dubai Opera close by. Homes are mostly apartments in towers along Sheikh Mohammed bin Rashid Boulevard and the Opera District. It is dense, walkable at its core and busy with visitors most of the year, so it feels like a city centre more than a residential suburb.

Who buys here

Investors looking for rental demand in a central address, and professionals who want to live near work, the mall and the Metro. Overseas buyers often treat it as a first Dubai purchase because the landmarks are known worldwide. Families buy here less than in villa communities. Short-stay landlords are active because of the visitor traffic.

Things to consider

  • Burj Khalifa / Dubai Mall Metro station serves the area, but traffic around the mall is heavy at peak times and during events.
  • Service charges vary by building. Check the RERA-approved rate in DLD's Service Charge Index before you commit.
  • Short-stay letting needs a holiday home permit from Dubai's Department of Economy and Tourism.
  • Visitor numbers bring noise and crowds near the Boulevard and the Fountain.

My view, October 2026

Sales here fell much faster than the Dubai market in the first half, then slightly less than the market in the third quarter. Most deals are ready homes, not off-plan, so prices reflect what buyers pay for finished units today. That gives plenty of real transactions to test any asking price against.
