What it is
Al Maryah Island is home to Abu Dhabi Global Market (ADGM), the emirate's international financial centre, together with Cleveland Clinic Abu Dhabi, The Galleria and luxury hotels. ADGM's jurisdiction extends to neighbouring Al Reem Island, a largely high-rise residential island with a central park and waterfront promenades, set between Al Maryah and Saadiyat. A Mubadala and Aldar joint venture is preparing an expansion of Al Maryah's financial district, with new bridge links planned.
Who buys here
Professionals working in the financial district and the city, investors buying apartments for rental demand, and overseas buyers. Both islands are investment zones open to foreign ownership. Reem has the largest stock of homes of any Abu Dhabi investment zone, which brings a wide range of buyers.
Things to consider
- Most homes are apartments in towers, and buildings vary widely in age and upkeep. Check each one.
- The Al Maryah expansion means construction nearby for some time.
- Service charges need DMT approval. Ask for the approved rate.
My view, October 2026
Reem and Maryah more than doubled their sales value in the first half. ADREC counts Reem as the investment zone with the most homes, so there is a deep base of existing stock. That gives more resale evidence to test prices against than the newer islands have.
